I am sure they take location into account, probably by running different regressions for different areas of the city.

It's the most scientific way I can think of to do it.

A condo of about 900 square feet that I am looking at here in Edmonton has an annual PT of $1,070. How much do you taxes would be for something like this in Winnipeg?

The city loves all these new apartment conversions...extraordinary amount of taxes collected mo.

Taxes aren't based on square foot, but based on selling price 5 years ago.

We bought our house 10+ years ago. When we were reassessed the first time we noticed that the value had jumped, and we were now the highest valued property on our end of the street. In relative terms, we should be the 2nd or 3rd highest.

So we appealed. I was at the appeal hearing, and I was handed an adjustment proposal by the city which I thought was fair, so I dropped the appeal. ( Interesting - of the 30 or so people who were there to appeal - about 25 took the city's adjustment proposal)

The interesting thing was the methodology used to calculate the adjustment. In our area there are a few houses of the same design as ours within a few streets. Did the city use those as reference? No - it used other houses of varying sq. feet and amenities. If you are comparing properties, why wouldn't you use the same footprint/design/sq. foot houses?

That's what I wondered when so many left when they got the adjusted amount. Even at that the city didn't ( in my opinion) use the proper reference properties when coming to that number.
