I should hope that it doesn't take decades for this development to come to life. Winnipeg can't afford to wait that long for something like this to be built.

the fort rouge will be happening within HOPEFULLY next year as construction will start if the plan is approved.

the decades is the rail yard in the middle of the city.

The development will be built in three phases:

  1. Phase 1 – townhouses (construction expected to begin in 2011)
  2. Phase 2 – mid-rise apartments and condominiums (2012-14)
  3. Phase 3 – high-rise apartments and condominiums (2013-15)
The proposed housing will provide an alternative choice not available in large quantities in the city and provides densification in a heritage neighbourhood, increasing tax revenues.

really depends.

A good chunk of the "vacant" green space is land set aside for future road and transit expansion ( think Chief Peguis expansion we are doing now), so to "use it up" by building urban density such as this, does not always make sense.

If one has a REAL vision for development in this city, that includes absolutely limiting sprawl, and the BRT proves effective, then developers will find a way to grow this type of development.

Personally I love the design of this development and I think DEMAND for more will also inspire developers to do more.

I'd love a NYC style brownstone development in areas around the downtown, north of portage, near Central Park.

I watched both CTV and Global local news. Both stations focused on the people that did not want the development. There was on resident interviewed that was in favour.

This is so the right thing for that area it would piss me off no end if this city chickens out. Maybe developers will just not bother and we'll end up with the same square gray buildings...

So typical of any new housing development that goes into an existing neighbourhood. The existing community stands out with the NIMBY syndrome even if this would mean bringing back the neighbourhood and revitalize their community. Depending on the types of development, we have looked at that area as a possibility in then next few years so we are watching carefully.

why?

They have that massive park on beresford, the lord roberts school park, the baseball diamonds on argue street, the community centre green space, green space on berwick place, the green space behind the arena, the greenspace on churchill drive against the river and the developer even agreed to not touch the soccer field and the green space south of it.


the schools in the area are below capacity, the community centre could stand to be upgraded and why would they keep the school open or upgrade the CC if not enough people live there?

The only thing that they should do with this development is build a pedestrian or vehicular underpass to Pembina.

There are a few blocks that could stand to be tor down. But that will be up to the developers to make deals with exisaitng residents.

Yup, tear down is a part of City planning. Check out North York if you want to see how its done. I seem to recall CabbageTown was also bulldozed for a rebuild. Tons of homes in Richmond Hill were torn down to be replaced by new builds.

At somew point, alot of the junk needs to go. And Winnipeg has alot of that inventory.

And in the 2006 civic election when a mayoral candidate suggested it, cries of racism were the first thing brought out.

Just looked at the presentation and am amazed at how much space is involved and available. Good proximity to downtown, and access to U of M. This is an old neighbourhood which could use a jolt to revitalize it. (My Grandparents used to live on Arnold and have horses on what is now the transit garage.) It looks like a great thing...so, of course, someone wants to shoot it down.

The few people complaning were upset that the developer had not come to their house to explain what the plan was. They were upset that the 5:30 to 7:30 meeting wasn't perfectly convenient to the. They thought the roads weren't made to handle car traffic, and did not think having more people living in the area was going to work out for them!
These all were complaints that City Council had never heard before, hence the plan was OK'd to move forward! lol
