StBPegger- Are you taking the 3.99 variable, or do they have a 3.5 variable to compete with Crosstown Civic Credit Union?
I am asking because I was about to apply to Crosstown who seem to have the lowest advertised variable rate!

I know Cambrian will not negotiate. They say they post their lowest rate and that's it...

Good eye rosen! My friend was just telling me about his bank - which is Crosstown.
The thing with Crosstown is that they offer better banking packages. Cambrian is good if you have $30,000 in assets, but otherwise their banking packages aren't great.

So many options!

Oh, and for the record, every credit union I've contacted does not negotiate rates.

As far as I am concerned, a lender who does not negotiate rates, but posts their most competitive rate is way better than dealing with a bank, that negotiates their rate!
The banks post their highest rate and the meek and their "loyal" clients get screwed and big time!
If you have a bank mortgage, and it was not done through a mortgage broker that you have probably paid 1 1/2 % higher than those who have priced their business!

The Bank of Canada is expected to lower rates by 50 basis points on December 9th and another 50 basis points in the new year.

Looks like my mortgage will be at 2.40% in 2009.

3% variable rate now offered for the last 2 weeks-

Good , low rate- went from 3 1/2% and with the 3/4% drop in prime has fallen to 3%

It's hard to believe, but the interest I'm earning on my ING savings account is the same as the interest that I'm paying on my mortage (2.7%). That's just freakin' nuts. Not that I'm complaining or anything.

I wonder if the 3% variable rate will be down to 2 1/2% with the drop yesterday of 1/2% from Harper's Canada Bank?

Variable rate mortgages are really making a huge difference in people's cash flow.
Anyone with a locked in 5% mortgage of $100,000 would be saving close to $180 per month in interest charges, and another $40 per month if the rate drops another 1/2%.

Yes but when the rate goe,s up the locked i is good , hard to say right now which is going to be long term high or low . I just renogiated mine and locked in 10 yrs at a 3.2 .
