If you carefully examine the names, and this is an interesting bit of Point Douglas history, most of those good folks were train porters who were African American.....many of those good folks wound up settling in Western Canada after incidents such as the race riots in Tulsa and Oklahoma City.....the blacks from Oklahoma were part aboriginal and had come from the American southeast. I used to have beers with some of the retired train porters at the Sutherland back in the day when it was a family-run, reputable watering hole.....the rail lines shaped this neighbourhood.

Beside the hotel the space still exists for the old train porters social club....I believe it had the word "colored" in the title.

Something tells me a contractor who does not give a written estimate, gives you a verbal estimate with a range of $10,000 and can only answer "It's doable" to all question is not the right contractor for me.

6 weeks later here is the result from our search.

1 contractor who missed the appointment to estimate the work and does not return calls.

1 contractor who gave a wild verbal estimate then got out as fast as he could.

1 contractor who showed up 5 minutes early, was interested in the job, gave good advice on what we could do and what we could do if we did not care about money, then gave us a quote 3 days later like he said he would.

1 contractor who showed up, got the info, and said he would put the quote in our mailbox, but has not (after 5 weeks).

1 contractor who showed up, got the info, and said he would put the quote in our mailbox, but has not (after 2 weeks).

Never realized it would be so hard to spend $20,000.

Yep, sure did. A little under actually. Allowing us some wiggle room to opt for a little nicer finishing touches than we originally thought.

Good advice!

Also why we have waited so long, hoping someone who write something down for us.

The one who quoted, needs 25% down to start the job, then the balance when done.

How long should I hold the 10%? Do I wait until everything has been done for a week and we know everything is well? Or when the job is done and I had my final look over before they leave?

I'd write up a project check list that YOU can use to ensure the job is progressing to your satisfaction. Then when the contractor claims he is done, take the check list and review the job very closely. Don't say something is "good enough", write it down and get all shortcomings/deficiencies rectified.

Only when you are fully satisfied write that cheque.
