Morning All.

Does anyone know how to get blueprints for a house?

Is this something the city would have and I can obtain from them, or would I need to have them drafted up?

Do you want a custom built home, with the look and the room sizes to fit what you think is perfect for you? Then you hire a firm to do them. If you haven't got the extra $50,000 to have them drawn up, you do route #2, and start visiting builders who have the drawings for their particular look, and you make changes to fit your needs, on their lot
. If you cannot afford that you look at all the builders plans that do not allow you to make changes and buy their house , on their lot!
If you have the money you follow up with your interior designer to pick all the finishes, the roof, the wall colours, the kitchen tiles, kitchen cabinets, the door knobs, etc. Second choice is to use the builders designers who will come at no charge, and you will pick from a vast array of finishes.

this is whats required to submit to the city NOW when you are building a new home. Depending on the age of your home the requirements were probably not that much different so most of this should be available.

Thanks.
According to that, yes the city should have blueprints.
Possibly not from 1947 but worth checking into.

On a side note, I checked the Free Press archives, just out of interest and found out that when I bought my house in 2001, I paid $3,000 more than it was sold for in the early 80's. Value increased only $3,000 in 20 years, but in the 8 I been there it has tripled. Nothing to do with blueprints, just thought it was interesting.

If you are doing renovations to your existing home any interior designer will draw up blueprints for the renovations, but if you aren't changing room sizes or plan on doing the renos yourself you won't need blueprints!
If you want bluprints out of curiosity, trace the builder and try him.

yeah but having blue prints of what the designed load on walls and such would be much better and cheaper then asking someone to come in and test everything...

how do the free press archives have that information?

And....didn;t you actually get that information from the city in a letter recently? I seem to recall I did...hmmm or maybe I was looking at that information in the city's online link?

Not really planning anything.
Just considering my options.
Family is expanding with my third child due in September.

Knowing the layout of my house, I know areas I could expand upon, to increase the size of the second floor bedroom and bathroom.

Blueprints would come in handy to see just what is what. And if what I suspect is true.

Dean, I got the usual info from the city on home value appraisal increase, but nothing about 30 years ago. On the archives I searched my address and read every entry that came up. Mostly just the original sale, some dead dudes, rummage sales, cars for sale, and a listing in 83 with a price.

They don't have the info, just the advert placed int he free press by the realtor.

You can do a check on your house and it will give you when it was sold , at what price, at landtitles.
Sounds like you lucked into your purchase at $3000 increase oner whtever the year was! Good for you!
House prices are still on the increase, allowing people to re-do a mortgage and get equity out to add on and at under 3% on a variable mortgage.

Yup. Bought a 1 week subscription. Needed it for a web site I am working on, and once I got what I needed with that, I started checking history of everything I can think of.

Kinda neat to see the history. BUT some of the scans of pages they have are terrible and almost impossible to read. Pictures, unrecognizable.

Got a couple days left, will check out other things I can think of before subscription expires.

That is partly why I am thinking reno. Use equity, not increase cost too much, but increase value and make it easier to live in for longer.

it used to be prominant on the site.. Then when they redid everything last year seemingly to make it impossible to use as a precursor to forcing people to call 311...most all the useful information became difficult to find.

No plans exist for the home. Bummer.

Any recommendations for a good general contractor I can discuss idea's with?
Thinking of expanding 1 room, altering another, some duct work, and a few other less invasive tasks.

Yes...I can give you a good contractor for that.

PM me and I'll send you all the details.

He's quite busy...but inexpensive and does the job right.
