hey I was wondering if you guys know of a good contractor that can basically gut all my ext. walls roof inside and out, do proper vapor barrier inside and possible outside and knows how to deal with vaulted ceilings inside and out (proper venting and such)and that can do windows and doors? As it turns out our new place isn't spring weather worthy! Sad


I see this costing about $20,000 - $30,000 Shocked Mad

I have been using Kent at ,cell, 228-3119, message machine at 943-3477, Brentwood Construction, for many, many many years.
He does everything, very thorough, very personable, easy going, gets it done and reasonable.
He is also pretty busy, but I had an emergency ,in my opinion, a leak in my ceiling , I phoned him Monday night, and he had 2 men tuesday afternoon, taking down a ceiling to find the leak, to be repaired at a later date.

well we have leaking ceiling, swelling drywall and water pouring in around a window. water running down the walls. its a mess.

pretty much... last summer though it faired through heavy rain storms and not a drop in the house. now its raining harder in the house then it was outside Shocked Mad

yep, the humidity in the house is only %35 though. i thought of that too.

does not take much humidity built up over a very cold winter to start doing this to you. The weather we have had this winter was pretty much the perfect storm for your house... ie real cold followed by warm and back to real cold. That happens 3 or 4 times and you get some pretty significant build up if the house is not built properly.

Try and get some one there while it is wet, so they can find the problem.
I have had water coming in every once in a while for 5 years and this is the 1st time I got kent down when it was still raining in my house.
The water can be coming from anywhere up high, as water tends to move to the lowest spot if you live on Wellington Crescent. I am not sure if it is the same on other streets! lol

Judging by the work you describe, I think your total cost is going to be a lot more than $20,000 to $30,000. You know how it is, once things start opening up you'll only find more.

If your walls are as wet as you describe, I'm betting your going to have a mold problem along with possible structural damage if the wood has started to rot. My bet is this has been going on a long time and some one patched it up prior to selling.

Sad you had to find out about it after buying. Good luck to you.

Thats what I'm afraid of... I am highly allergic to mold. Grrrr

well whatever you do.. just make sure to not send your girlfriend to Rona for parts if you plan on fixing the place yourself

Charlie was fixing a door and found that he needed a new hinge, so he sent his wife Jane to Rona. At Rona, Jane saw a beautiful bathroom faucet while

Seriously fucked up.
I thought I had issues with poor heating.
I assume you just bought the house, or this would probably have come up sooner.
Did you have an inspection done?

If you did, and they said it was okay, sue them.
Sue the people who sold it too as this is obviously something they would have known.
Sue the realtor too, just cuz.

Just kidding, but that is pretty messed up, and you should not have to foot the bill.

Yea, we bought it in august. We did not get an inspection as the realitor talked us out of it. And now finding out that the realitor was friends with the guy whose family was selling the house(he past away). We have found out that the realitor know the house well. we have also found out that this guy did alot of work on the house ( added a second floor, a second bathroom and a sunroom and finished the basement). and I am guessing with out permits because the city files indicates that this house is a one bedroom, one bath, single level home. when in fact it is a two bedroom, two bath, two level home. Now I'm not sure where this leaves us if he did all this with out permits. Shocked
