The Free Press in their Saturday Home Section, have a page devoted to House Sales. There was 1 house in St Boniface 457 Langevin asking $134,000 for 705 sq. ft. that sold for $172,000 on a 42x 127 foot lot.
Cann't you buy new for that price of $240 per sq ft?

Two houses on my street sold within a couple of days while another that was listed at the same time remains unsold....going on two months now.

So...it appears that what realtors say may not be completely accurate.

yeah I am watching a house with the same floor plan as mine ( although somehow smaller in sq feet) with a much smaller garage and smaller lot. If it goes for a crazy enough amount of money.. I just might think of selling.

I just found out our neighbour is selling his place for $140k.
It's been a rental property for him for 3 years.

Lot is the same size, but the house is about 300sq. ft. smaller...and though he did lots of work to it before renting it out...it still needs quite a bit of work done to it.

I'm curious what he'll get for it.
If he gets $140k for his place...I'd seriously consider listing mine...cause it would mean I could probably get $180k.

...but then what? All property has gone up, so if you want to buy another house, you'll be paying a proportional amount anyway.

That's the issue we find ourselves in.....we bought a few years ago now, with the intention on moving on up in a few years time.

I'm still waiting for the interest rates to climb again, that's when I figure many folks with "risky" mortgages (as risky as they get up here anyway) will find it hard to make their payments linked to the variable rates.

But yeah, the 30% extra profit we could make on the 'ol shack won't cover much of the over inflated prices on the newer shacks we'd be interested in buying! Sticker shock to say the least!

out of the city? Dont know. its not an issue I plan on worrying about until I actually start making plans.

yeah...i'd be looking out of the city.

And...I've looked at several houses which aren't over-inflated anymore.

To be honest...for only a little more than i'd get for my house, i can buy a larger house with a bigger lot in the West K area...I've seen them...even took in some Open Houses.

The area I'm in now though, is becoming appealing again. Near downtown, close to bus routes, LOTS of remodeling and improvements going on in the neighbourhood. It's not what I really want...but it's certainly not a bad area anymore.

Every area has its downsides...just a matter of figuring out which ones you're willing to live with.

I really like my area, like the house mostly, like my yard, access to buses and everything else. But! I bigger yard would be nicer. An area where more people are active and involved in the community would be nicer. But losing great bus service would suck, moving when my kids have already made good friends would suck...

Maybe I will just win the lottery. buy the houses on all sides of me, bulldoze them and make myself a giant yard.
